A dripping mixer tap is rarely a mystery. In most Sanur villas the culprit is a ceramic or rubber cartridge that has dried out, picked up fine sand from PDAM mains, or simply worn past its service life. The good news: you can often fix it with one small part and ten minutes of work. Below is what to check first, which internal parts wear fastest, and when swapping the whole tap saves you more trouble than another patch job.

Why Your Mixer Tap Is Leaking

The most common reason a kitchen or bathroom mixer keeps trickling after you close it is internal seal wear. The gasket between the hot and cold channels loses its shape, and a thin film of water seeps through even at zero pressure. In Sanur this happens faster than in temperate climates: the air stays humid year-round, salt-laden sea breeze settles on exposed metal fittings, and PDAM water carries dissolved minerals that slowly degrade rubber seals sitting under constant moisture.

Older villas built before roughly 2010 sometimes still have brass-body taps threaded directly into galvanized pipe. After fifteen or twenty years in that environment the threads corrode, the body develops hairline cracks, and no amount of new washers will stop the drip. If your tap was installed at the same time as the villa and has never been serviced, suspect the body itself rather than just the cartridge.

Cartridge, Stem, Washers – The Three Usual Suspects

Open the handle and look inside. You will find one of three mechanisms, and each fails in a slightly different way:

  • Ceramic-disc cartridge (most modern single-lever taps). Two flat discs slide past each other to open and close flow. Fine sand from PDAM mains scratches the disc faces over time, and once those faces are scored the seal is gone. Replacement cartridges are small, inexpensive, and usually sold by size (35 mm, 40 mm) so you can match yours easily.
  • Compression stem (кран-букса, found on older two-handle taps). A tapered rod presses a rubber washer against a seat. The washer hardens and flattens with heat cycles; the threads on the stem wear oval. Both need replacing together for a clean fix.
  • Rubber O-rings and washers around the spout base and under the handle cap. These are the cheapest parts in the tap but also the first to go. A slow drip at the base of the spout almost always means one of these rings has perished.

Can You Fix It Yourself?

In most cases, yes. You will need an adjustable wrench, a small screwdriver, and a fresh cartridge or washer set that matches your model. Work slowly: corroded screws in salt air can snap if you force them, and a stripped hex nut turns a ten-minute job into a full replacement.

Before you unscrew anything, close the water supply. Most Sanur villas have a small isolation valve where the flexible hose meets the wall fitting – turn it clockwise until it stops. If there is no local valve, close the main feed at the rooftop tank inlet so you do not flood the tile floor while the old seal comes out. Wipe the work area dry; standing water plus a dropped screwdriver is an avoidable nuisance.

Once the old part is out, run both taps briefly to clear any residual pressure, then fit the new seal, reassemble, and open the supply slowly. Check for drips over a full minute before declaring victory.

When Replacement Makes More Sense

A tap is worth replacing rather than repairing when the body itself is compromised: visible cracks at the spout base, threads that are pitted or rounded off, or two separate leak points (base and handle) appearing within a few months of each other. In those cases the next cartridge will fail just as quickly because the housing can no longer hold a true seal.

If you are unsure whether it is a five-minute cartridge swap or a full unit change, send a couple of photos on WhatsApp. The technician will look at the brand stamp, the type of mechanism inside, and the condition of the body, then give you a straight quote from what they see – no obligation, no surprise call-out fee.

Which Taps Last Longer in the Tropics

Ceramic-disc cartridges outlast rubber-washer stems by a wide margin in humid, sandy-water environments. If you are choosing a new tap for a Sanur villa, favour single-lever models with a ceramic disc over older compression designs. Solid brass bodies resist salt-air corrosion far better than chrome-plated zinc die-castings, which can pit and flake after three or four wet seasons.

Avoid ultra-cheap import taps sold without a clear size marking; many arrive with seals that are already slightly perished from sitting in a container. A mid-range brass-body tap with a 35 mm or 40 mm ceramic cartridge, fitted properly with PTFE tape on the threads, will typically serve a Sanur household for several years before the next seal swap is due.

Questions

How often should I replace the cartridge in a Sanur villa?

There is no fixed calendar. Fine sand in PDAM water and constant humidity shorten seal life compared to drier climates. As a rule of thumb, if you notice a slow drip after closing the tap, check the cartridge rather than waiting for a steady stream. Many owners find a quick swap every two to three years keeps things tidy.

Do I need to shut off the whole house supply before opening the tap?

No. Most Sanur villas have an individual isolation valve under the sink or at the wall where the flexi hose connects – close that first. If there is no local valve, close the main feed at the rooftop tank inlet so water does not pour onto the floor while you are working.

What should I photograph so I can get a fair quote without a visit?

Take one clear photo of the leaking area with the tap running, one close-up of any brand or size stamp on the body, and one wide shot showing how the tap sits on the counter or wall. Send them on WhatsApp and the technician will tell you whether it is a cartridge job or a full replacement, plus what the price range looks like for that specific part.
